Building Surveys and Homebuyer's Reports
There are two main types of pre-purchase Survey reports: Building Surveys (formerly known as Structural Surveys) and Homebuyer's Reports.
Building Survey
A comprehensive report for both residential and commercial properties. It is hand crafted, as buildings differ, and each will have its own problems. Included in the survey is an inspection of the external parts including the roofs, elevations and rainwater goods; and internal areas for problems such as cracking or dampness. We also provide an opinion on the overall state of the property, essential repairs and, where appropriate, an estimation of costs.

Where appropriate, our report includes colour photographs illustrating the main defects and a Homecheck Report (a specialist online database providing information on flooding, subsidence, pollution, landfill sites, schools and crime rates).

We are able to undertake shorter Surveys, (appropriate if it is your intention to carry out works). Just advise as to what part you do not require and the quote will be adjusted accordingly.

Homebuyer's Report
This report is intended as a briefer version of the Building Survey and follows a prescribed format. It reports on serious and significant defects.

A Homebuyer's Report is only suited for buildings constructed in the last century.

Whilst Homebuyer's Reports usually come with a valuation, the majority of clients obtain valuations for lending purposes and see no reason to pay twice.

Therefore, our Homebuyer's Report does NOT come with a valuation.
